Wellness Real Estate: What It Is and Why Everyone’s Talking About It

In a fast-paced, overstimulated world, people are no longer seeking just comfort - they’re seeking wellness. The desire to feel mentally clear, physically energised, and emotionally balanced is no longer limited to spas, gyms, or retreats.

It is shaping how we live and where we live.

The numbers tell their tale: wellness is a global priority

The global wellness industry is now a powerhouse, valued at $6.3 trillion in 2023, spanning sectors from fitness and mindfulness to nutrition and wellness tourism and real estate. And it’s only getting stronger, projected to reach nearly $9 trillion by 2028, according to the Global Wellness Institute.

So why this massive shift?

It began with a growing awareness of stress, burnout, and the mind-body connection, amplified during the pandemic. People started to rethink their priorities. The home, once a place to sleep, socialise, and store things, became a health hub, an office, a sanctuary. Consumers began demanding more from their environments - cleaner air, calmer spaces, and a more conscious connection to nature and self.

And this demand has birthed an entirely new frontier: wellness real estate.

Wellness real estate refers to homes and communities intentionally designed to support physical, mental, and emotional well-being. From the materials used to the layout of spaces and integration of nature, every element is aligned with promoting holistic health.

For those dismissing it as a trend, the market value of the sector shows it’s here to stay - and grow! Valued at $438 billion in 2023, the wellness real estate sector is forecast to more than double to $913 billion by 2028.

Trends Driving This Surge

According to the GWI, several forces are shaping the future of wellness real estate:

  • Health is the new wealth: Today’s high-end properties feature wellness elements as a standard, not a premium. Think circadian lighting, infrared saunas, air-filtration tech, and spa-inspired bathrooms.

  • Buildings as public health tools: Homes and communities are being reimagined as proactive protectors of our health, from toxin-free finishes and air purifiers to integrated water purification.

  • Healthy spaces can get employees back to the office: Workspaces equipped with wellness-enhancing features and design are now seen as a new incentive to bring employees back to the office. In the commercial real estate market struggling with excess capacity, wellness features and upgrades can be a valuable add-on.

  • Nature and air quality as non-negotiables: Biophilic design and clean air systems aren’t just “nice to have.” They’re now considered essential for living well.

  • Planetary wellness = human wellness: Sustainability has also shifted from being an environmental movement to a wellness imperative. Materials, energy systems, and building practices now reflect a harmony between self and earth. Apart from individual interest, government policies and consumer demand are nudging buyers to move towards earth-friendly, energy-efficient construction practices.

The Outer Soul: Wellness by Design

At the Outer Soul, we believe wellness isn’t a feature. It’s a foundation.

We go beyond surface-level design to create living, breathing homes that awaken the senses and nourish every part of your being. Inspired by Pooja Bedi’s Eight Pillars of Wellness, our approach blends ancient wisdom, building science, and soulful living.

Here’s how we make wellness tangible in every home:

1. Pure by Nature

We use breathable materials like lime plaster, earth-based paints, and sustainably sourced woods. Every texture is chosen not just for beauty, but to regulate air quality and calm the nervous system.

2. Aligned by Elements

Our homes work with nature, not against it. Each layout is attuned to natural light, airflow, and energy cycles, so your home rises and rests with the earth.

3. Air and Water Intelligence

Working with the core tenet that clean breath and hydration are a body’s core needs, we integrate non-toxic, mineral-rich water systems and next-gen air purification into the design process for optimal results. These are not just add-ons and afterthoughts; rather, they form a key part of the design process.

4. Rhythmic Spaces

Our design methodology prioritises building spaces that adjust and adapt to match a body’s rhythm and energy. For example, common areas that become sunrise yoga nooks when you want to be active or turn into quiet corners for evening reflection.

5. Embedded Technology

Invisible tech that adjusts light, temperature, and scent to enhance your mood, without disrupting the feeling of home.

6. Sustainable Living

From low-carbon materials to water-conscious landscaping and passive cooling, our homes are geared to be more energy-efficient and less polluting. We combine technology and ancient practices to keep your footprint light on the Earth.

The Future is Wellness-Led, and the Outer Soul is Already There

The wellness real estate movement isn’t a passing trend – it is a necessary shift in how we build, buy, and live. And the Outer Soul is helping lead the charge with homes designed not just to house us, but to heal us.
